By Fiona Craig | October 26, 2026, 10:07 AM

Easterly Government Properties Inc. (NYSE:DEA) reported third-quarter 2026 financial results above analysts’ expectations for both earnings and revenue, supported by its portfolio of properties leased primarily to US government agencies.

The real estate investment trust (REIT) reported net income of $0.12 per diluted share, exceeding the analyst consensus estimate of $0.07. Adjusted earnings per share were reported at $0.78.

Quarterly revenue increased 8.6% year on year to $93.61 million, compared with $86.15 million in the corresponding period of 2025. The figure also exceeded analysts’ expectations of $91.72 million.

Core funds from operations (Core FFO) totalled $38.0 million, equivalent to $0.78 per diluted share.

Despite the results exceeding market expectations, Easterly’s shares declined 0.26% in after-hours trading following the announcement.

Core Funds From Operations Reach $38 Million

Easterly Government Properties reported Core FFO of $38.0 million for the third quarter, representing $0.78 per diluted share.

Core FFO is a non-GAAP financial measure used by real estate investment trusts to assess operating performance after making certain adjustments to reported earnings.

The company’s quarterly revenue of $93.61 million represented an increase of approximately $7.46 million from the same period last year.

Net income reached $0.12 per diluted share, five cents above the consensus estimate.

Darrell Crate, President and Chief Executive Officer of Easterly Government Properties, commented on the quarterly performance.

“Despite continued volatility in the broader market, Easterly’s government-focused portfolio continues to provide stability and durability,” Crate said. “Our third quarter results reflect disciplined execution across the business and the strength of the platform we have built.”

The company’s financial results reflect the performance of its government-leased property portfolio and associated rental income.

Easterly Raises Lower End of 2026 Core FFO Guidance

Following its third-quarter results, Easterly Government Properties increased the lower end of its full-year 2026 Core FFO guidance.

The company now expects Core FFO of between $3.08 and $3.13 per diluted share for the year.

The updated range has a midpoint of approximately $3.11 per share.

The revision reflects management’s latest expectations for the company’s operating performance during the remainder of 2026.

Core FFO guidance provides an indication of anticipated earnings from the company’s property operations, subject to adjustments included in the REIT’s definition of the measure.

Actual results will depend on rental income, property operating expenses, financing costs and other factors affecting the business.

Company Issues 2027 Core FFO Forecast

Easterly also introduced financial guidance for fiscal 2027.

The company expects Core FFO of between $3.09 and $3.17 per diluted share next year.

The midpoint of the forecast range is $3.13 per share, compared with approximately $3.11 under the updated 2026 guidance.

The 2027 outlook provides investors with an initial indication of management’s expectations for the next financial year.

The forecast is based on the company’s anticipated operating performance and financial assumptions.

Easterly has not provided additional details in the supplied announcement regarding the individual contributions of acquisitions, leasing activity or financing changes to the 2027 guidance.

Construction Loan Repayment and Mortgage Reduction

During the third quarter, Easterly Government Properties received full repayment of a $35.6 million construction loan.

The repayment returned the outstanding principal associated with the loan to the company.

Easterly also used $6.4 million to extinguish a mortgage obligation during the period.

The transaction reduced the company’s outstanding mortgage-related liabilities.

These activities formed part of Easterly’s balance sheet and capital management operations during the quarter.

The company also amended its credit facilities to remove certain adjustments associated with borrowings based on the Secured Overnight Financing Rate (SOFR).

SOFR is a benchmark interest rate commonly used in US dollar-denominated lending arrangements.

The amendments changed aspects of the pricing structure applicable to the company’s relevant credit facilities.

Lease Extensions Support Property Portfolio Operations

Easterly Government Properties completed lease extensions at two properties during the third quarter.

The extensions continued existing leasing arrangements within the company’s real estate portfolio.

Easterly specialises in properties leased to US government agencies, providing office and other facilities used for government operations.

The company generates rental income from its properties under lease agreements with tenants.

Lease renewals and extensions are part of its ongoing property management activities and can influence future rental income and occupancy levels.

The company did not disclose the financial terms or revised lease durations for the two extensions in the supplied announcement.

Portfolio Maintains 98% Lease Rate

As of 30 September 2026, Easterly Government Properties owned 106 operating properties.

The portfolio comprised approximately 10.7 million leased square feet and had a reported lease rate of 98%.

The occupancy measure indicates that the majority of the company’s available property space was under lease at the end of the quarter.

Easterly’s portfolio is concentrated on properties leased primarily to US government agencies.

The company’s operating performance depends on factors including lease income, tenant occupancy, property maintenance costs and financing arrangements.

Its reported portfolio size and lease rate provide a measure of the company’s property holdings and leasing position at the end of the reporting period.

Quarterly Dividend Declared at $0.45 Per Share

Easterly Government Properties declared a third-quarter cash dividend of $0.45 per common share.

The dividend is scheduled for payment on 20 November 2026.

At the declared quarterly rate, the distribution represents an annualised amount of $1.80 per share, assuming the same dividend is maintained for four consecutive quarters.

As a REIT, Easterly distributes a portion of its earnings to shareholders in accordance with its capital allocation policies and applicable distribution requirements.

Future dividend payments will remain subject to the company’s financial performance, available cash and decisions by its board of directors.

Easterly Government Properties Financial Outlook

Easterly Government Properties’ third-quarter results showed an increase in revenue compared with the previous year, while reported earnings exceeded analysts’ expectations.

The company generated $38.0 million in Core FFO and maintained a 98% lease rate across its portfolio of 106 operating properties.

During the quarter, Easterly received repayment of a $35.6 million construction loan, extinguished a $6.4 million mortgage obligation and extended leases at two properties.

The company also amended its credit facilities and declared a quarterly dividend of $0.45 per common share.

Following the results, Easterly raised the lower end of its 2026 Core FFO guidance to $3.08–$3.13 per diluted share and introduced a 2027 forecast of $3.09–$3.17 per diluted share.

The updated forecasts establish the company’s expectations for future operating performance, while actual results will depend on property income, leasing activity, expenses and financing conditions.
